Legal Question in Credit and Debt Law in New York

Real Estate Lien

I have numerous judgments I am trying to collect in two NY Counties. The court clerks have told me that a lien is automatically placed on any real estate owned by the judgment debtor. I thought there would be additional filings that would have to be made. Any advice

It depends where (which court) issued the judgment. If the Supreme Court issues it, the judgment is automatically docketed in that county (as the Supreme court is a County Court). In other (non-county) courts, you must file transcripts of the judgment from the non-county court to the County Clerk and then cross file transcripts into any county that you believe MAY have jurisdiction over property owned by the debtor to be fully protected.

A transcript of the judgment should be filed in each separate county in which the debtor owns land.
