I live in NY, my father is 82 yo, he owns the house he lives in. My brother and his family are moving in with him and will take over all the household bills and taxes. How can my father legally transfer ownership of the house to my brother and myself without any money changing hands and will there be a problem later on if he has to go into a nursing home with medicade.

You really need to be careful here. It's simple enough for dad to gift the house to you and your brother; that may not be a good idea for a variety of reasons. There are many factors to consider, too many to get into over the internet and email. There is a lot at stake here and you really need to see a lawyer in person. Good luck
