Legal Question in Elder Law in New York

I have reason to believe that my parents have given my sister POA. I have been POA since 1980. Neither party will tell me. Mom has Alzheimer and Dad dementia. I believe they are being controlled for my sister's benefit. My parents own a condo with me and we are short selling. I need their signature, but they aren't talking. Can I use my POA because I have not been notified of revoking my POA? Thank you so much.

Here is the law as taken from the NY Gen. Oblg. Law:

3. A principal may revoke a power of attorney:

(a) in accordance with the terms of the power of attorney; or

(b) by delivering a revocation of the power of attorney to the agent

in person or by sending a signed and dated revocation by mail, courier,

electronic transmission or facsimile to the agent's last known address.
