Legal Question in Family Law in New York

I want to file a judgement lien for money owed to me from a divorce settlement. The divorce occurred in 2000 and partial settlement was paid in 2003. My ex still owes me $30,000, but has not had a job or owned property since and has been living off his elderly mother's social security (so to this point, I have had no way to collect the money owed to me). She owns a house an will leave half of it's value to my ex. When he sells it, I would like to collect the remaining money he owes me.

If there is a money judgment in the divorce, the judgment is an automatic lien on real property. In any event, why wait for him to sell? When the house is transferred to the ex, contact the Sheriff's office and obtain the proper docs to sell in order to satisfy the Judgment.
