Legal Question in Family Law in New York

Lived with boyfriend from 1992 to 2005 - contributed significantly to home setup/upkeep - no records as I believed we were getting married & paid stuff off pre-2004. He moved out in 2005 but we continue to see each other & I thought we were working towards an eventual reconciliation. Have not done anything to see if I have any rights at all to date - #1 trying to get back together #2 had verbal commitment that I can stay here as long as I want without paying him if I make payments on other shared bills #3 thought that we may be able to come to agreement on our own
This week he stated he is selling everything and moving away - likelihood of getting back together very small. Can not get any response as to whether he intends to sell this property or not (since found out that he has not paid the taxes & may end up losing it to taxes anyway - if I pay the past 2 years & he decides to sell it anyway, where does that leave me?) Trying to get him to either add me to the deed so that I can get loan to replace the manufactured home or get a loan to build something new as home needs MANY repairs but the property itself is terrific or put something in writing about having lifetime use of the property (don't know if that would do anything towards getting loan)...
Do I have any legal rights at all being this is a non-common law state?
