Legal Question in Family Law in New York

not married

i have been with my fiance for 5 years now, 2 years ago we

bought built a new home together here, i supplied down payment and we have been paying over $3,000, in home bills

every month for 2 years, i have made upgrades to home, like

central air, new lawn paid taxes of over $6,000, the home is in her name only, because of credit issues i had @ the time, we are not getting along and if we spilt am i entitled to anything, since we have been paying bills together for over 2 years, we have been paying on fridge,

stove, bedroom set together also, i really have a lot of

money invested here, what are my actions?

If you can ask her to put the house in both names, if not you will need to start a "Constructive Trust" action in supreme court to have yourself declared one of the owners. This is not an easy case and requires that you have adequate documentation of payment of the downpayment and continued costs. You will also need to use an attorney who knows this area of law. The best result, if a case is brought, would be the sale of the house and division of the sale price.

PROBLEM: A court ordered sale is usually an auction and you get much less money than if sold on the open market.
