Legal Question in Civil Litigation in New York

As a coop owner, I rent A storage space locker in my building's basement.
Another owner did construction and without notification, the contractor broke into my personal space locker to gain access to a pipe, damaging my property ($550 value- with a $1k deductible on my policy- I get nothing).
I only found out about this after it happened as I went down to the basement weeks later!
The contractor agreed to clean my space and reimburse me for losses. They did a horrible job cleaning, now does not return my calls.
This is not breaking and entering?
The stress that this caused me affected my health.
who do i sue and how much can I sue for?

You are entitled to be reimbursed for your property lost and to have the personal space locker properly cleaned. You are entitled to expenses if you rented a temporary locker. You are not entitled to emotional stress, pain and suffering.
