20% rent increase

If my landlord tries to increase my rent from $1000/month to $1200/month (in Westchester County) do I simply have to accept it or does he have to negotiate with me to a more normal increase like 7%?

You do not have to accept it. You can choose to terminate the lease, or you can try to negotiate an intermediate figure but he has no obligation to accept a compromise if the landlord thinks he can get a better offer.
