Legal Question in Landlord & Tenant Law in New York

apt rental

I have a one year lease. landlord

will not renew the lease because

she wants to sell. lease expires august 31 2009. she notified me by written

letter July 9. what is my legal option

if I do not find another apartment by august 31 deadline. I do not owe rent.

Under the terms of the written lease, you must leave by August 31, 2009. If you do not leave, the landlord may commence an eviction proceeding. During the eviction proceeding you may be given some time to move - but not a significant amount.
