Legal Question in Landlord & Tenant Law in New York

Contracts

I am purchasing a house on a land contract that we drew up and filed with a lawyer. I am being told now that this contract is not valid as it was not filed with the county. Does this contract hold any validity and or could I get out of it without major repercussions?

If the house has not yet been constructed, on the land; or the land has not been subdivided or parceled; or there exists some other pertinent aspect of your "Purchase Agreement" and "Land Contract" that is absent or insufficient, your Contract, might not be complete, and could be subject to challenge.

Suggest that you take original Contract and all supporting documents and correspondence, to your lawyer for review and consultation.

Contracts are binding between the parties. Recording is not necessary, although a good idea. You are bound by all terms and conditions.
