contracts regarding subleases

I want to sublet my apartment. I also want to protect myself. Is there a simple

contract/agreement that I can type up and have both parties sign?

You should first make it certain that your lease allows yo to sublease. Many leases prohibit or restrict subleasing. Assuming you can, you can try to find a form on-line or in the alternative I would be happy to draft a lease for you if you like.

Keeping it simple is a great idea.

Make sure that you have the period of the rental spelled out or that it is a month-to-month 30 day rental. The amount and time of rent payments are important.

Take photos of the apartment before taking the security deposit and get the photos dated and confirmed by having the tenant sign the photos.

Make sure that your building permits sublets.
