Legal Question in Landlord & Tenant Law in New York

Hi, i cosigned on a house for a close family member of mind about 11 years ago. About approximately 2 years ago, this family member has been purposely not paying for two months at a time and then paying. Just so she can ruin my credit, note that she has two other houses she owns and pays for those on time but not the one i cosigned for. And all 3 houses have tenants from top to bottom and she also put me as a tenant at the house. I've never ever lived in that house. I've been living in public housing projects for the past 6 years and in a one bedroom apartmen before that. I signed my name off the deed. I know stupid me. every lawyer i go to want 5000 upfront and i don't have that kind of money. Is there anything i can do?
