deadbeat tenant

I rented out a house to a family.

They promised to pay the rent and

security by the 15th of the month

but they never did. I gave them the

key and on the 15th they moved in.

I was out of town on the 15th. I still

am. They keep putting me off about

the rent and security. They finally

paid 1000 out of 13500. They still

owe 350 plus secuity. I need them to

move. There is no lease as it was to

be made out when the total money

was paid. How do I get them out. As

far as I am concerned they are

squatters

You need to get a Land Lord Tenant Attorney.

First you need to give the tenant a 30 day notice from the 15th of the month. Let's say on the 15th you tell the tenant he has to move out on November 16th.

Now, if you are located in NYC you need to have that notice served like a petition. That means you need to get an attorney now.

If you are out of NYC you can give the notice in writing or orally. (but in writing is preferred).

After you give the notice, get an attorney!!!!!!!

The attorney will then need to serve the petition for a holdover and eviction after the 30 days are up.
