evicting section 8 tenant

I just bought a 3F with a store and the leases are expired and I want to evict the tenants. The prior owner continued to collect rent after the leases expired. One tenant was paying and the other tenant wasn't. I want to start eviction proceedings for both. What eviction notices should I have served on each? They are both section 8 tenants.

The notices necessary to serve on tenants are very specific as are the methods by which they must be served. If one varies even in the slightest by what the statutes dictate, it usually requires the landlord to start all over from the beginning. If the tenants are no longer under lease and therefore month to month, the notice period is greater for them and that would mean any error would cause a delay to the landlord of at least of two months in the process of evictions.
