eviction without cause

i have been a good tenant for the last 10 months but now my landlord has just given me a 30 day eviction notice with no reason stated on the paper. I have 3 children and no other place to rent that will accomadate us all. The landlord told me verbally that she was going to sell the place a few weeks ago but no for sale sign has been put on my lawn. What do i do in this situation and what are my rights as a tenant on a month to month basis? I have been given until November 2, 2004 to evacuate the premises. Please respond. Thank You.

First, in NY, your LL must give you full 30 day rent cycle notice. Meaning, if your rent is due on 1st of month, LL would have to have given you 30 days notice by September 30th for November 1 vacate. One day later and you now have to Dec 1st to vacate. If you do not vacate on 1st, LL must then start formal eviction which will take another month and poss longer since you have children BUT, you must move sooner or later so start looking.
