I recently acquired property and have asked the tenant who was already there for a copy of her key, she has refuused. Can she refuse to give it to me?

Do you have a lease agreement with the tenant? Generally, lease agreements provide that the tenant give a key to the landlord. If there is a lease agreement, check the wording of the agreement. If there is none, then the tenant is a month to month tenant.

If she is living there legally, absent a separate agreement you have no right to your tenant's key.
