Legal Question in Landlord & Tenant Law in New York

Landlord of a two family home I rent out part and live in part. The tenants are in breach of the lease by moving in other occupants. Do I have the right to increase the rent?

Maybe. However, you have the right to evict upon tenant's default under the lease.
