Landlord signed renewal lease then sued for non payment of prior lease

rent stabilized NYC apt. Does landlord have a claim if signed renewal lease, renewal term started, THEN landlord filed lawsuit for past due rent from prior lease (before renewal lease) and for eviction?

Landlord is entitled to rent, the fact that there has been a renewal lease is inconsequential as to any previous debt. There may be several ways to assist in your situation...

1) are you on any public assistance?

2) how much debt is owed?

3) has the landlord filed a claim against you in court, and commenced an eviction procedure yet?
