Landlord threatens eviction on ''absent carpeting rules''

My landlord sent us a notice revoking new lease agreement and to evacuate the apartment due to failure to install wall to wall carpeting with adequate padding in accordance to lease. Lease states just ''80% carpeting'' which is present. Never been late on paying rent, or had any complaints filed against me in 5 years of residency. Also, landlord has failed to perform several service repairs in 5 years. This is not a rent stabilized apartment. What can I do to protect myself and family?

He will likely serve you with a summary proceeding petition for eviction very soon. At that point it would be highly advisable to retain a lawyer to defend the eviction and preserve and protect your rights as a legal tenant that is not in breach of their lease.
