Legal Question in Landlord & Tenant Law in New York

My question is regarding an apartment lease. I am living with my grandmother and it is possible that within the next few months she may be placed in a nursing home. I would like the apartment assigned to me. She has fixed rent and her lease expires Nov.2008. After speaking with the landlords office I was told that she would be unable to assign me the apartment because they want to renovate and re-open the apartment to the market in the event that she does move. Can I stay with the apartment under her name and pay the difference myself for what the govt. provides her as well as the rent cost for the duration of the lease. Is this illegal if she is no longer living here but the apartment is still under her name. I've lived with her for over 6 months and would like to know if there is any way possible to attain full responsibilty for this apartment. Are there any legal rights that I may have in this case?
