Lease Buy-Out
I have lived in a rent-stabilized apartment for seven years -- I know the current owner of the building and never entered into a lease agreement with him, but he has accepted rent from me as the tenant of record for seven years, I have filed taxes from that address and have phone, gas & electric service in my name at that address.
He is in the process of selling the building and has offered to buy me out of my apartment. If I do not take his offer...
1) Will I have to establish tenancy rights if the new owner contests my rights to the apartment?
2) Can the new owner evict me?
3) What kind of rights do leased tenants have if the new owner wants to demolish the building, renovate the apartments or increase the rent.

The new owner would still have to start a specific type of action to evict you but most likely will be required to offer you some type of lease�..however, we would need some more information before making a complete and proper determination.
