lease situation

i rent in manhattan rent stabilized...my lease ended Nov 30th 2003, how long do i have to renew it ? i have the lease renewal in hand. on the contrary if i don't renew how, long do i have to move out ?

This is an easy question. You have 30 days from the end of the lease, 11-30-03. However, the landlord can extend this or can accept a late renewal. This often happens.

You may stay as a month-to-month tenant as long as the landlord chooses to let you stay. he must take action to have you leave. Right now, you are a month-to-month tenant and must be given 30 days after the end of the month notice to leave. You are ok until December 31. Then the landlord must give you 30 days notice to move out by January 30, 2004. If you don't move, then he can have a court order by january 8, 2004 (summary proceeding).

In general, the landlord will not want you to renew because he can raise the rent by a larger amount on the next tenant.
