Legal Question in Landlord & Tenant Law in New York

lease-notice of termination

My landlord contacted me through her employee 2 months before our lease was up and let me know that she would not be extending our contract. 28 days before the lease was over, I contacted her to set up a time to do a walk through and she pretended that was the first knowledge of my leaving. She now is withholding my security deposit claiming that I did not give her 30 days notice and she is charging me for advertising and expenses of which she is not being clear on.
