Legal Question in Landlord & Tenant Law in New York
I live in a coop on the first floor in a studio right on top of the boiler room. the A.C does not work and is bolted to the window., which is from the coop. I need it replaced because my studio is steaming hot. Do they have to replace it?

Although I do not have a copy of your proprietary lease to review, I would assume that replacing the air conditioner is your obligation. However, the cooperative must be informed as to the nature of the replacement - when and how.
