Legal Question in Landlord & Tenant Law in New York

When I moved in almost 3 years ago I signed a lease for $1600 a month, the following year they wanted to raise it to $1660 but I negotiated with them to $1640 , but they never sent me a new lease, and only updated the rent receipts. The following year which is 7/2013 they never raised the rent and never sent an updated lease, so I continue paying $1640 per rent receipts every month. A couple of days ago I received a renewal lease for July 1, and according to the lease I am currently paying $ 1769 a month and as of July 1 I have to pay $ 1840 . I would like to know whether I can fight the new amount, shouldn't the increase be based on the amount that I am paying now?

How many apartments in the building? Did the original lease include a rent stabilization rider?
