Legal Question in Landlord & Tenant Law in New York

Negligent security by landlord

I rented out a basement of a single family home, where unbeknownst to me, the owner's son was a convicted thief. Within a week, I was robbed twice, when the son removed a piece of paneling and reached in to unlock my door. (He is now in jail on robbery charges). Without renter's insurance, is there any way to recover my losses? Is the homeowner responsible? Since I had just moved in, I had not opened a policy for renter's insurance. Also, I am not certain this is even a legal apartment - if this could work in my favor. Please advise, since I am not out $7,000 in savings bonds, and personal possessions and am willing to begin a lawsuit to recover my losses.

Re: Negligent security by landlord

How old is the son? does he live with the parents? The son is in jail for breaking into your apartment? Has he been convicted? You may have a lawsuit agianst the parents for negligence, breach of a lease agreement
