Non-Payment of Rent
I have a tenant who has not paid their rent this month, can i go ahead and serve him the ''Three day to pay form myself, or does it have to be done through an attorney??

Unless your lease states otherwise, there generaly are 2 notices the Tenant must receive BEFORE you can file a petition for eviction.
The first one is a Notice of Default and can be served by you (look at your lease for amount of days notice needed).
The next notice is a 3 day Notice to Quit and must be served in the same manner as the petition (not by you).
