Legal Question in Landlord & Tenant Law in New York

NY/Brooklyn contract/lease law

Landlord is not returning the security deposit. I negotiated a lower lease rate then found a better apartment 10 days prior to the end of the lease so I walked away from the old building without signing a new lease. The landlord is saying that because I negotiated a price and the landlord sent me a signed lease, I am bound to the contract.
