Legal Question in Landlord & Tenant Law in New York

Owner's private residence, with rental apt.

Is it true that the owner can ask the tenant who has a lease to giveback the apartment with 30 days notice, if the owner intends to takeover or use the rental apartment in his home for his for his own use or for his family. Not to rent it to someone else.

Only if the lease has such a provision, also there is some protection for the landlord if the leasehold is in a residence with less than 4 apartment units.
