my lease will expire june 30th. my owner has already sent me a new lease in which the rent is 10% higher than current rent. in previous years increses were only 3-4%. is there anything i can do to avoid this increase (except looking for an another apartment)?
the apartment is located in manhattan and not subject to rent control.

Re: rate increase
The 4% p[ast increases suggests the possibility fo 'rent stabilization'. Perhaps this is in effect.
There are no other alternatives in this situation.
