Legal Question in Landlord & Tenant Law in New York
When served with a 10-day notice to vacate the premises, and the person doesn't leave, what other options the lease holder have to get these people removed from the apartment? the 2 occupants are not on the lease, they never paid rent, never paid any utilitiy bills, and very disrespectful. they were asked to leave on several occasions, but still remained on the premises. what else can the lease holder do?

The question is, how did they enter into possession? The reference to a ten-day notice tells me you have looked at Section 713 of the Real Property Actions & Proceedings Law, which allows you to maintain a summary proceeding (eviction) to put these people in the street. Secure the premises against vandalism, make sure your insurance is in effect, and let slip the dogs of war.
