If you signed a lease that will be up may 1st but verbal agreed to stay an extra month are you oligated to stay if no contract was signed and can they withhold the security deposit

Assuming the that lease has language stating that the agreement may not be modified unless in writing and signed, the answer is no, you are not obligated to stay and the landlord may not withhold your security deposit (for that reason).
