Legal Question in Landlord & Tenant Law in New York

squating

A few years ago a man inquired about renting my garage. I agreed. we had a verbal agreement that he would pay me x amount per month.

The problems started almost immediately, he was late with payments, and he was very hard to reach. Now, circumstances have changed and i must have use of the garage. he hasn't payed in about a year and i want him out. I've asked him many times to leave but he avoids me and does not move his vehicles.

what action can i take, to get him out, and to get the money he owes me.

You would have to revoke his license and commence a summary proceeding to "evict him" from the garage. This is like a landlord - tenant proceeding, except it is a garage and not an apartment.

Concerning the money that is owed, if he has paid in about a year you would have to start a separate action for the rent due and owing.
