squatters rights?

Our step son and his girlfriend have been living in our unattached apt. for over a year now. They have never paid rent and only started paying gas and electric since May. My stepson has a bad anger management problem and recently, came into our home, unannounced and started to rant and rave, using vulgar language and was VERY threatening. there were 4 minors in the home. My husband is giving him 3 mo. to get out of the apt. What if he will not leave?

He is paying money for some services. Therefore, you would have to commence a landlord tenant eviction proceeding.
