surrender agreement

I have been paying market rent for 4 years. my landlord informed me they would not be renewing my lease in july. I signed a surrender agreement with my landlord --to surrender the premises in september. I was then informed (by a neighbor)that i am rent stabilized and i had the right to stay, at a much lower rent and to receive payment for rent overcharge. is the surrender agreement valid and enforceable? my landlord knew they were overcharging me and that i was rent stabilized.

You may qualify to stay at the lower rent, there may be fraud in the inducement of that contract which would nullify it.
