Our tenants lease ran out 5/31/07. they moved to a new location at the beginning of May. They have not paid Mays rent and they have alot of equipment and product still in the premises that they did not take with them. We have their security deposit but want to clean up to rent. What recourse do we have with their property?

Since the leasehold is over you may enter the premises. Use the security deposit as you wish if there is any excess cost above liabilty for rent and clean up you can sue for damages.
