tenant vacate

we have not heard from our tenant since easter. she hasn't paid rent for may and now its june 2 2003 and still no word. her things are still in apartment and we would like to rent place out again. what should we do with her things?

This is a difficult situation. There are 2 ways to look at this situation: (1) the tenant has abandoned the space and anything left behind is also abandoned and you can do with it as you please, or (2) the tenant is merely behind in the rent. This means you will be required to get a court order to take back the space.
