Legal Question in Landlord & Tenant Law in New York

Tenant's lease.

I rent a studio in a 2 family house-$550.00/m. On the lease landlord wrote:''Refrigirator belongs to landlord. Tenant is responsible for maintane of refrigirator. Landlord will not replace refrigirator.''

So, in case if refr. will broke(it is very very old), will I be responsible to buy a new one or not?

It seems that you agreed to the clause in the lease that says "Landlord will not replace refrigerator". You will need to buy a new one BUT it will belong to you and you will take it w/ you or sell it to next tenant/landlord when you move.
