termination contract received
we already issued a ''termination of a
month to month lease'' to the
tenants we have in the basement,he
received and signed the copy. it will
be in effect january 10 because that
was the date he received it. my
question is, if they do not leave on
that date hat should we do, can we
also report them to a credit bureau
for non payment of rent? (we do not
want the money for the non
payment of rent, we just want them
not to do it to other landlords). Hope
someone can answer my questions.

Depending on where your property is you may need to give them a full 30 day rent cycle. In other words if rent is paid on the 1st and you served them December 10th...they would have until Feb 1st to vacate.
If they do not vacate you will then have to serve them w/ a 3 day notice to quit and after that file a notice of petition and petition for eviction.
If your basement apartment is not legal your Tenant can make trouble for you so do your best to work with them to get out.
You can't report them to credit bureau as you are not a member.
