My husband and i are purchasing a home and our lease is up in august of 2005. we paid 2 months on the end of our lease. we want to know, when do we send the letter to management that we are not renewing and are not going to pay the last two months rent as we paid for it in the beginning of our lease agreement. - how should it be worded.

Re: Termination of Lease Agreement

Congratulations on the purchase of a home!

The exact wording of your decision not to renew is not important. Something like;

"Thank you for many happy happy years in this wonderful building. We will be leaving, moved out, and give possession to you on the date: July 31, 2005. We will not be re-newing the lease or retaining possession on a month to month basis. We would be happy to cooperate in showing the apartment to prospective tenants before we leave on 48 hours notice and confirmation of our availability".

In addition, be careful about your security deposit and pre-payments. These have a way of not being returned. There are always claims of 'damages and repairs'.

You are welcome to a consultation for no fee.
