Legal Question in Real Estate Law in New York

8 months ago I made an offer on a house. Offer was in the amount of the asking price. It was a short sale, but the mortgagee was the person who sold the house to current homeowner.

I never got a reply. 1 week ago the house was taken off the market. Listing agent suggested the price was not high enough.

I am still interested in the house and would like to see if raising my offer would facilitate the sale. Should I contact the seller, attorney for the mortgagee or hire an attorney?
