64 yrs old woman being evicted

Hello, My mother of 64yrs of age is being evicted.

she has been living in her home for 21 yrs.

The lease has always been under my uncles name(my fathers side).

she has tried to put her name on the lease before and no results. This landlord has been managing the building for 2 yrs. It is rent stabilized, she has always sent the rent by money order under my uncle's name. Can my mother be evicted? she's 64, has been there 21 yrs, is there a squatteres law? if so does that apply to her. Thank you for your time.

Did your Uncle and mother reside in the premises together for any period? IF she can show a two year overlap during which both resided in the Apt., she can claim successor rights. THe length of residence provides no direct protection but may serve to show acceptance by the prior LL.
