Legal Question in Real Estate Law in New York

i (age 32) live with my mother stepfather and 2 brothers.my mother and i have not been getting along lately, she has just told me she is going to evict me by march.i am wondering if it is possible for my step-father to sign his half of the house over to me.therefore if im part owner i can not be evicted out of my own house.they are both 50/50 owners.both on the mortgage bill and deed. is it possible and legal to have him sign his half over to myself ?i live in buffalo n,y.any help would be so highly appreciated. thanx anyone and everyone!

While it is legal, by what right do you have an entitlement to the house? Facts are missing such as was it always your mother's house before she married your step-father or did they buy it together? Who pays the mortgage, both of them or just your mother or just your step-father? What about other bills, such as insurance, taxes, repairs, improvements? What, if anything, do you pay? Without these questions answered, a complete answer cannot be given.
