can a licensed attorney, who is also a licensed real estate broker, represent a seller as both its attorney and broker in the sale of the seller's home?

No. It is "an impermissible conflict of interest in representing a client in the dual capacity of real estate broker and attorney." Matter of Galang, 208 A.D.2d 293, 624 N.Y.S.2d 189 (2nd Dept. 1995).
