Legal Question in Real Estate Law in New York

My aunts house has her estranged husbands name on the deed. He has gone through a deed-in-lieu. All mortgage payments and taxes have been made by her using her private banking. He has not paid any monies towards the house. Is there a way that she can get her house back? Is he committing any fraud?
