backing out

what are my options when the seller of a property wants to back out of a sell.

It depends. If you have a valid, executed Contract of Sale you may sue for specific performance, ie: have the Court force the Seller to complete the transaction.

It depends on whether you have a contract, the terms of any such contract and other circumstances. You should consult an attorney to discuss this in detail as soon as possible.
