Breech of contract/extortion

My brother(seller) did not close on sale of property that was contracted. Instead, demanded more money or would not sell to me. I improved property and paid mortgage for 5 mos. I did this to increase value so that I could receive 20 percent gift of equity. What legal recourse do I have

Assuming that the contract was in writing, you can sue for specific performance to force the sale.
