Legal Question in Real Estate Law in New York
broken refrigerator
I am renting an appartment in a bulding. My refregirator, which is part of the appartment was leaking and I asked for a new one. The londlord promised to send be to send papers which i had to sigh as a agreememt to pay more in rent, so he can give me new refregirator. He never did it and couple month later while i was absent for a weekend my refrigerator broke down and i lost food of $200 worth. Can i get that money from the landlord and how can i get a proof of the amount of damage (i don't keep recipts).?
Thank you

Re: broken refrigerator
You have two options. (1) Continue to pay rent and sue your landlord in small claims court for the value of the lost food (don't worry about receipts - your testimony will be okay); or (2) deduct the amount of your lost food from the next month's rent and pay a reduced amount with a letter explaining the reduction (this is called a rent abatement). For follow-up call 212-208-2470. Best of luck.
