buying a house but theres a lien on title

the owner of the house is going through a divorce until then he is trying to sell and his ex does not like the price so wont agree. she has a lien on his properties. but she is not on the title of the house. will he be able to sell or am i wasting my time waiting this has been going on for 1month now?

The lien will be paid off by him with the purchase price. Your only concern is clear title. Your title company will see to this.
