name change of deed

How do I go about changing the names on a property title deed? There are 3 names on the deed: mine and 2 other. I want one to be deleted from the deed.

Prepare a new deed that says the party of the 1st part (all 3 names) conveys to the party of the second part (2 names), etc. All 3 must sign and it must be filed BUT you will also need to fill out form TP584 and RP 5217. If the property is in NYC you will need addidtional forms.

Also, if there is a mortgage you may need to notify/get approval fr bank. If you are 3 joint tenants and you are removing 3rd name due to death, this is not necesary. When you sell, you will just need death certificate.

All 3 people must sign the new Deed, as Grantors, naming the remaining 2 as Grantees. If the 3rd person does not sign, you cannot remove him/her without their signature.

Just create a new deed..all three current owners need to sign it though.
